The significant increase in real estate prices in recent years in Albania has made buying a house an impossible mission. With this argument, the government says that the housing program introduced aims to address these changes in the market.
One of the fundamental changes concerns the income level that couples or individuals must meet to apply for a zero-interest or 3% interest loan. Dardana Grabovaj tells e-ZONE how much the values have changed.
“Today, a homeless family that wants to buy a house must meet the income criterion of at least 90 thousand lek per month. Looking at the price trend, we have increased this limit and made it 275 thousand lek per month for two people net. In this way, we give every stratum the opportunity to apply to the schemes where they find themselves,” explained Grabovaj.
In parallel with this fact, according to the government, work is also being done in two areas of Tirana to build low-cost housing. This scheme is for those families who are on the verge of being unable to pay loans.
With the 3% tax fund paid by builders, we have collected an amount of 8 million euros, with which we have planned to build 500 low-cost social housing units.
“For all those who think that we are focusing only on demand, I tell you that it is not true, we are also looking at the supply side to provide a better balance in the three and to avoid possible price increases,” concluded Grabovaj.
In recent years, the government says it has addressed around 30,000 homeless families by providing housing and soft loan schemes.
