Buying Property in Albania or Kosovo While Living in New York? Don’t Forget These Costs

Buying an apartment, house or land in Albania or Kosovo while living in New York can be an important financial goal for many Albanian families. You may want a property for summer visits, retirement, family members or as a long-term investment. But the advertised purchase price isn’t necessarily the total amount you’ll spend, especially when you’re managing the transaction from thousands of miles away.

First, budget for the transaction and documentation costs surrounding the purchase. Depending on the property and jurisdiction, you may encounter notary, registration, legal, administrative or other transaction-related expenses. If you’re buying a €150,000 property, don’t build your plan around having exactly €150,000 available—keep additional cash available until you understand every cost associated with completing and registering your specific purchase.

Second, consider the cost of sending money from the United States. A large property purchase may require converting U.S. dollars into euros or another currency, and transfer fees aren’t the only potential cost. Even a small difference in the exchange rate can become significant on a large transaction; an illustrative 2% difference on $100,000 equals $2,000, so compare the total amount sent with the amount that will actually arrive.

Third, don’t underestimate renovation and furnishing costs. A €120,000 apartment can quickly become a much larger project if you need a kitchen, furniture, appliances, air conditioning, bathrooms or repairs before the property is ready to use. If renovations and furnishings add another €20,000, your real project has already reached €140,000 before considering other ownership expenses.

Fourth, calculate what happens after you receive the keys. Depending on the property, you may continue paying utilities, building or maintenance charges, insurance, local taxes or fees, repairs and security costs even when you’re spending most of the year in New York. A property that’s empty for ten months still needs someone to monitor leaks, electrical problems, damage and other maintenance issues.

Fifth, think about travel and property management. If an unexpected problem requires you to fly from New York to Albania or Kosovo, the cost can extend far beyond the repair itself. Alternatively, paying a relative, property manager or other trusted professional to inspect, maintain or manage the property creates another recurring expense that should be included in your annual ownership budget.

Sixth, be particularly careful when buying a property primarily because you expect to rent it out. Gross rental income isn’t the same as profit after vacancies, maintenance, cleaning, management, taxes and repairs are considered. Someone collecting €10,000 in annual rent but spending €4,000 on ownership and rental-related costs has a very different investment from someone assuming the entire €10,000 will become spendable income.

Finally, consider what using a large amount of savings for overseas property does to your finances in New York. If you have $100,000 saved and use $85,000 toward a property, you’re left with only $15,000 for emergencies, job loss, medical expenses and your U.S. household. Before buying, calculate the purchase price + transaction costs + currency conversion + renovation + furnishing + annual ownership costs, while keeping an appropriate emergency reserve. A beautiful property in Albania or Kosovo can be a meaningful family asset, but the strongest decision starts with knowing its real total cost, not simply the price shown in the listing.
